First Home Buyers in Southland: What You Can Afford in 2026

First Home Buyers in Southland: What You Can Afford in 2026

Southland was the only region in the country where the number of homes on the market fell over winter. Everywhere else, listings built up and properties sat longer. Here, buyers kept clearing the stock, and first home buyers did a fair share of that clearing.

Which means the national property headlines and the Invercargill open home you walked through on Sunday are telling you two different stories. One describes a slow market with plenty of choice and time to think. The other has three groups standing in the hallway waiting for the agent to finish talking.

We sell across Invercargill, Riverton, Winton, Tuatapere, Te Anau, Stewart Island and the wider province, and the question we field most often at a first open home is some version of the same one. What can we realistically buy? Here is how the numbers sit as at September 2026. We are a real estate agency rather than a finance adviser, so your lending belongs with a bank or a mortgage adviser. The property side is where we can be useful.

The Deposit, With Real Southland Numbers

Invercargill's median house price sat around $547,000 in August 2026, and the wider Southland median was $505,000. Both lifted close to 7% across the year. A good portion of what we list still comes in under those figures.

On a $500,000 purchase, a full 20% deposit is $100,000. Very few first home buyers have that, and they do not always need it. Banks are allowed to write a share of their new lending above 80% of a property's value, currently capped at a quarter of it, which is why 10% deposits keep getting approved. On that same $500,000 home, 10% is $50,000.

The Kāinga Ora First Home Loan brings it lower again, to 5%. Income caps apply, at $95,000 for a single buyer with no dependants and $150,000 for two or more buyers, and there is a one off premium of 1.2% of the loan amount. The property price cap was removed some years ago. Your KiwiSaver can usually come out after three years of membership, provided you leave $1,000 in the account and intend to live in the house. The First Home Grant closed in May 2024, and we are still asked about it often.

Banks Test You At A Higher Rate Than The One Advertised

The Reserve Bank lifted the Official Cash Rate to 2.75% on 2 September 2026, the second rise of the year, after fuel prices pushed inflation to 4.1% in the June quarter. Fixed mortgage rates bottomed out around April and have been climbing since. One year rates now sit in the high fours to high fives depending on the lender.

None of those figures is the number your application gets judged against. Banks assess your repayments at a higher test rate instead, and the published home loan test rates at banks can currently sit between 6.85% and 7.10%. A debt to income cap of six times gross household income applies to owner occupiers on top of that, and it quietly decides a lot of applications in this part of the country. A $450,000 loan needs household income of roughly $75,000 to sit comfortably inside it.

What A $450,000 Home Costs You Each Week

Invercargill's median rent was around $505 a week in June 2026.

Buy at $450,000 with a 10% deposit and you are borrowing $405,000. At 5.5% over thirty years, that is about $2,300 a month, or roughly $530 a week. Then add rates, which Invercargill City Council lifted by 7.03% for the 2026/27 year, along with insurance and maintenance.

Ownership sits a bit above renting rather than double it. For most of the first home buyers we deal with, the real hurdle turns out to be the deposit rather than the weekly repayment.

Where The Homes Under $500,000 Sit

Appleby and Kingswell do the heavy lifting at this price point, with Waverley, Hawthorndale and Strathern adding to the pool. Typical stock is a three bedroom weatherboard or brick home built between the 1940s and the 1970s, usually on a section that would be unheard of in Auckland for the money.

Two homes on the same asking price can sit a long way apart on what they will cost you in the first year. Heating, insulation, and whether the roof and the wiring have been touched this century are what create that gap. Those three things are worth the building inspection every time.

You Are Mostly Competing With Other First Home Buyers

First home buyers took a record 28.3% of all New Zealand purchases in the June 2026 quarter. Through winter in Southland, they and investors were the two most active groups in the market. Southland’s house price index rose 8.1% across the year, the strongest regional lift in the country, and August was our quickest selling August since 2018.

That changes how you should turn up. Sort your pre-approval before you start looking, because it runs for 60 to 90 days and banks take roughly six to eight working days to issue one. An offer with finance already arranged reads very differently to a vendor weighing up two similar numbers. We have written before about what makes buyers compete for a property in Southland, and a clean, confirmed offer is a big part of it.
