What are your property management fees?
Todd & Co Realty offers a tailored property management package to suit each landlord’s needs. We will first discuss your situation and recommend the service plan that best meets your requirements. Our fees are competitive and reflect the high quality service we deliver. Rest assured, we will be completely transparent about our fee structure from the start! There are no surprises. Our management fee covers a full range of services, from advertising and tenant screening to routine inspections, rent collection and maintenance coordination.
How do you find the right tenants?
Finding the right tenants is crucial, and we have a proven process to get it right. The timeframe to find a tenant can vary based on factors like location, time of year, and the asking rent. However, rental demand in Southland is generally strong, and we move quickly once a property is ready to rent.
Often, we already have pre-qualified tenants in our database looking for homes. In some cases we can secure a tenant immediately from our waiting list without even needing to advertise widely. If we do need to advertise, we use effective marketing channels to generate interest quickly. While we can’t promise an exact timeline, rest assured that if your property is vacant, we’ll do everything we can to find you a great tenant as fast as possible. Our goal is to minimise any downtime between tenancies.
What do I need to do if my tenant is behind on rent?
If your tenant falls behind on rent, you won’t need to personally chase them, that’s part of our service. Todd & Co Realty has clear procedures for handling rent arrears. The moment a payment is missed, we immediately follow up with the tenant. We will get in touch to understand why the rent is late and to arrange for the tenant to catch up. Often, a quick reminder or a payment plan can resolve the issue.
Throughout this process, we keep you informed on what’s happening. We handle all communication with the tenant and take the appropriate steps as required by law. Our aim is to get the tenancy back on track quickly and professionally. If the problem were to persist, we would advise you on further actions. The bottom line is that you don’t have to do anything, we manage the entire arrears process on your behalf and work to protect your income.
Do you offer a rent guarantee?
Todd & Co Realty does not offer a formal “rent guarantee” scheme. Our approach instead is to minimise the risk of rent problems through excellent management. By carefully selecting quality tenants and staying on top of rent payments, we greatly reduce the chance of any rent default occurring.
How do you handle property maintenance issues?
Keeping your property well-maintained is a top priority for us. When maintenance issues arise, we address them promptly and cost-effectively. We have a network of trusted, qualified contractors builders, plumbers, electricians, etc.) who can attend to repairs quickly and professionally. If a tenant reports a problem, our team will arrange the appropriate tradesperson to fix it as soon as possible. We also conduct regular inspections to catch any maintenance issues early, before they become larger and more expensive problems.
Importantly, we do not add any extra fees or mark-ups for arranging maintenance, unlike some companies, we consider it part of our core service. You’ll only pay the actual cost charged by contractors, with no hidden add-ons from us.

How do you market rental properties, and what will advertising cost me?
We take a strategic approach to marketing your rental property to find the best tenant quickly. First, we often have a database of prospective renters looking for homes. In fact, sometimes we can lease your property to a qualified tenant straight from our waiting list, without even needing to advertise it publicly. We also advertise your property on the Todd & Co Realty website and through our social media and local networks at no charge to you and when property is listed on Trade Me to reach a wider audience it comes with a small fee.
We’ll discuss the plan with you, and you’ll always know what advertising will cost before we proceed.
How is rent collected and stored?
Rent is usually collected weekly and deposited into our trust account. We encourage tenants to set up automatic payments to ensure rent is paid on time and without hassle. Payments are reconciled daily, and if a payment is missed or delayed, we follow up with the tenant to resolve the issue quickly.
How do I get paid?
Todd & Co Realty will disburse the rent to you regularly, providing a steady income from your property. Our standard practice is to pay out owner disbursements twice per month.
When we send you a payment, you’ll also receive a detailed statement showing exactly how the amount was calculated. Each disbursement will include all rent we’ve collected since the last payment minus our management fee and any expenses we’ve paid on your behalf.
The funds will be transferred to your nominated bank account, and we’ll notify you once the transfer is done. With Todd & Co, you can expect consistent, on-time payments and clear reporting for your peace of mind.
